Adelaide Market Tight as Spring Buyers Return
Adelaide’s housing market remains tight despite more stock than a year ago. Around 10,000–10,500 properties are currently listed, roughly 11% more than last year, but still well below the 15,000–16,000 properties associated with a more balanced market. Spring should bring more listings, but buyer activity is also expected to increase, with the $3–5 million segment already showing strong demand. Price growth is expected to slow rather than reverse, with annual growth of around 2–4% considered more realistic than another double-digit rise. For owners already considering selling, there may be little benefit in waiting several years. Character homes generally achieve stronger capital growth than new builds, although maintenance costs can offset part of that advantage. New homes appeal increasingly to buyers wanting low-maintenance, turnkey living. Ultimately, Adelaide’s housing shortage will only improve through substantially increasing housing supply.
