Adelaide’s Standout Suburbs: Where House Prices Have Soared in the Last Year

House prices in 49 Australian suburbs have grown more than three times the national average in the past year (22%+), with 17 of those in Adelaide. Marden ranks number one nationally, with a 12-month increase of about 43%. It’s described as long undervalued compared with nearby St Peters, Joslin and Royston Park, offering solid 1950s–70s homes, good-sized blocks, strong construction, Linear Park access and close proximity to the city. As prices in neighbouring prestige suburbs rose, the gap became so large that Marden “had to catch up.” There’s also a long-running proposal to rename part of Marden “Royston Gardens,” which could further lift values if it ever happens.
