Adelaide Property: Cooling Prices, Rising Housing Pressure
Adelaide’s property market is cooling but remains relatively strong. Prices fell 2.2% over the past two months, although annual growth remains approximately 5–6%. Available properties have increased to 10,800, compared with 6,000–9,000 during the boom and a historical norm of around 18,000. Affordability is the biggest challenge. House prices have risen from roughly four times household income to around 10–12 times. Mortgage rates of 6.5–7%, combined with a 3% lending assessment buffer, significantly restrict borrowing capacity. Demand remains strong for correctly priced properties, particularly in premium suburbs. First-home buyer areas face greater price pressure. A major concern is declining developer confidence. Rising construction costs, regulations and insufficient profitability threaten new housing supply. With population growth continuing, reduced construction could worsen housing shortages and drive rents higher. The outlook favours market stabilisation rather than a crash, but government incentives may be necessary to stimulate construction and prevent a deeper housing crisis.
