Above the waterline, most agencies look the same. Everything that decides your result sits below it.
Four numbers no other Adelaide agency can put beside ours.

How many buyers do we have waiting for your home?
Every home we list is offered privately to registered TOOP VAULT buyers first. Find your suburb and price, and we will show you how many are on the list today.
We keep two scores, and we show you both.
Public
Our realestate.com.au rating, from 1,492 reviews. Public, permanent, and anyone who deals with us can leave one.
Private
Our own confidential survey, sent to every client after settlement since 2019. Nobody is asked twice and nothing is left out.
The second number is lower, and it is the one we manage the business by. A public review is given by someone who chose to write one. The private survey goes to everybody, including the people who were disappointed.
What our clients remember.
A parent moving into care
“Grant and Yvonne took the time to go to the nursing home to meet Mum, which was lovely. She appreciated it, as did I.”
Sold in Glenside
Help we were not paid for
“Gena assisted us with finding a new property after selling, even though the property was through another agency. We realise she did NOT have to do this for us.”
Sold in Rosslyn Park
Sold before it reached the market
“Thanks to Jake’s efforts, we sold our property before it even hit the market through Vault, making the experience quick and hassle-free.”
Sold in Walkerville
From someone who would know
“I’ve sold 12 properties across Australia this year and Gena excelled above all other agents — professionalism, communication, accurate price expectations, preparation and buyer feedback.”
Sold in Cowandilla
A difficult time
“Communication, quality and transparency of advice in relation to price and process — and just making an emotionally difficult time into a positive moment for a grieving family.”
Sold in Magill
The result
“They made you feel in control and heard while being guided by expertise and a passion for what they do. Selling felt less stressful, and they were spot on with their recommendations — gaining us a sale price way above expectations.”
Sold in Beulah Park
Every client is surveyed after settlement. Over 755 have given us written consent for their feedback to be published. These are their words, unedited.
How we achieve record results for your home.
Four advantages your home inherits the day you appoint us. The strategies behind them have been proven in every kind of market across forty-one years, and we look forward to showing you exactly how we will use them to reach the highest price the market will pay for your home.
The buyers are already ours.
TOOP VAULT is Australia’s longest-running and most successful off-market platform, with 40,548 registered buyers. It can sell your home discreetly without it ever being advertised — and if you do go to market, what the private release tells us shapes the campaign before a dollar is spent.
78% of the buyers at your open are already known to us.
Between 78 and 85 per cent of the people walking through our inspections each weekend are already in our buyer bank. Your agent is rarely meeting them for the first time.
Access our whole team’s buyers, not just one agent’s.
Most agencies are individuals competing for stock under a shared brand. Ours share it. The whole sales team meets in person every week, and when a buyer walks into a second TOOP+TOOP home, 95% of the time our Sales Partner already has a colleague’s written notes in front of them — not just a name, but what they want and what they have already seen.
More buyers compete for it.
Our homes drew 66.6 enquiries each against a market average of 47.4 — more than 9,400 additional buyers across the year. Competition is what moves a price, and it is built long before the first open.

Four questions worth asking every agency you meet.
Including us. These are the ones that change the outcome, and the answers are rarely volunteered.
Ask who attends the opens, who calls you afterwards, and who negotiates the offer. It is common for the agent who wins the listing to hand the campaign to an assistant without ever saying so.At TOOP+TOOP the Sales Partner you meet runs your campaign. Where an associate supports them, you are told who they are and exactly what they handle before you sign — not left to work it out at the first open.
Volume is not a virtue if your campaign is one of forty running at the same time. Ask how many are live this week, and who else is competing for the same attention. At TOOP+TOOP we deliberately limit how many clients we take on at once, so every campaign has the time it needs to reach the maximum price — not just the first acceptable one.
Ask for the comparable sales behind the number, and whether they are contracted or settled. A price with nothing behind it can be quoted high to win the listing and quietly walked back later. At TOOP+TOOP no price can be advertised on one of our listings until software has checked it against your written instruction in the agency agreement.
Marketing packages are not apples for apples. Ask your agent to explain the strategy behind every tool they recommend, and to show you how each one helps produce the result. Are they strategically finding the best buyers for your home, or selling you a package? At TOOP+TOOP every campaign is built for the individual property by our own studio. Ask us to take you through the thinking behind each recommendation.

A South Australian family business, now in its second generation.
Anthony Toop founded TOOP+TOOP in 1985. His daughter Genevieve and her husband Bronte Manuel own and run it today — in the office, across every listing, and available to you at any point in your campaign.
Four decades in one city, through every kind of market, with the same family name on the door. There is more to that story than fits on this page.
Let’s start with what your home is worth.
Our team will give you an honest view of your home’s current market value, how we will create competition for it, and how we reach the emotional buyer — the one who pays the most. We will talk through the sale strategies working right now in your market and for your type of property.
And we will want to understand your goals, and whether selling is in fact the right move. Sometimes it is not.
TOOP VAULT members see qualifying homes before they are advertised. If your next home matters as much as this sale, start there.
Register for TOOP VAULTWhen we meet, we will recommend the method we believe suits your home and this market. Knowing how each one works beforehand simply makes that a better conversation.

Auction3–4 weeks · Unconditional+–
A short campaign ending on a fixed date, with an unconditional contract and no cooling-off. Competition is visible, which is what moves a committed buyer past their limit. It also exposes a home that is not in demand — which is why the private release beforehand matters most here.
Consider it when
- Comparable sales are scarce or dated
- The home is hard to price by comparison
- You want a defined end date
Best Offers By~3 weeks · Conditional accepted+–
A deadline creates the same urgency as an auction, but buyers can offer subject to finance or the sale of their own home. It widens the pool to people who cannot bid unconditionally, without losing the tension a deadline creates.
Consider it when
- Likely buyers need finance or a prior sale
- You want competition without an auction
- Buyers are active but cautious
TenderPrestige · Anonymous+–
Offers are submitted in confidence and opened together. No buyer knows what another has offered, so nobody anchors to a rival’s number. We keep it for the top of the market, where the pool is small and discretion has value in itself.
Consider it when
- The home is genuinely rare
- Buyers are few but highly motivated
- Privacy matters to you
Private TreatyOpen-ended · Priced+–
The home is advertised with a price and negotiated as offers arrive. The most flexible method, and the one most dependent on getting the number right at the start.
Consider it when
- Similar homes have sold nearby recently
- You have time and no fixed end date
- You would rather negotiate one to one
